Steps to Take When Buying a Home

CONTRACT WITH A BUYER’S AGENT
When we agree to work together, we will sign a buyer’s agent contract. This means Team Beery acts as your advocate and has a fiduciary responsibility to you. We are solely focused on your purchase side of the transaction. Negotiations can be challenging which is why we are here for you every step of the way from the first meeting all the way to the closing table and beyond, Team Beery will be there for you.
1. Get Pre-Qualified
To start the journey to homeownership it begins with a conversation with our team. We will talk with you so we can understand your needs and desires and to align them with your goals. In addition to that, before we ever see a house, you must talk with a lender- if you don’t know any, we can suggest a few great ones! It is preferred that you have a pre-approval letter from a lender in-hand. The reason? Well in this market- you must act quickly and be able to show you are a strong buyer. Our team is not pushy, and we work on your timeline. We always want you to feel financially comfortable with a decision that matches your lifestyle goals.
2. Finding the Right Home
The most important service a REALTOR can provide is assistance in finding the house that fits your unique needs. Identifying the features that you would like to have in a home is the first step. 3. OPEN UP ESCROW
We make sure your escrow agent receives all pertinent documents and information. You will put your earnest deposit into the title/escrow account and they get to work for you!
4. THE HOME INSPECTION
Once you find the right home, you will want to know the CONDITION of the home. The next day after your offer is accepted, your “Inspection period” starts! It is typically a 10-day due diligence time-period. You have the right to do all desired inspections at your cost. Some of these could include: General home inspection, Termite inspection, Sewer inspection, Plumbing, HVAC, or a Survey. You also want to consider these things: how is the community, where will you be shopping, where will you fill up your tank, and what other amenities are close by? Now is when you consider all of this.
5. THE APPRAISAL PROCESS
This is the part of the process where your lender asks for a 3rd party opinion of VALUE of the home. The appraiser looks at homes in the neighborhood that closed within 3 months. Market Statistics determine the opinion of value for property you are trying to buy. Which is why we emphasize market research before making the offer, so you know you are making a very strong offer that is supported by comparable sales in the area. We have over 50 years collectively to create a system to guide you at buying at the right value.
6. THE UNDERWRITING PROCESS
Once the home inspection and the appraised price of the home have been accepted – the lender can now finish their process of loan approval. During this process, the lender could ask you for updated forms, to confirm items and accounts. If you are employed, they will be contacting your employer to verify employment. This may feel like the toughest part, but it is necessary and worth it!
7. PREPARE TO CLOSE
The last part of the process you can feel some pressure; but by taking these steps hopefully it will make it easier!
- Order your utilities on for the day of closing about 1 week ahead of closing.
- Get check or wire ready for the closing 2-3 days before the closing date.
- Understand you will have to sign documents to close, so be ready with your schedule…usually, we will know a day of 2 ahead of closing.
- Don’t schedule any vendors or service for the day of closing, always do it the day after. As you may not get your keys until 5 pm the day of closing.
8. The closing and beyond
It is our privilege to be able to help you find just the right home. On the day of closing, we will be awaiting the message from title that the lender has funded, and after that, within a few hours we will hear that the file has recorded. Once that happens, you are a home owner! Then, we can coordinate a time to get you the keys. We love to snap a pic or two to commemorate the event!
